What Is Ejari and Why Does It Matter So Much?
Ejari — Arabic for “my rent” — is the online system operated by RERA (Real Estate Regulatory Agency) through which all residential and commercial tenancy contracts in Dubai must be officially registered. It is not optional. Every tenancy in Dubai is legally required to be on Ejari.
The Ejari certificate serves several critical functions:
- It is the primary document required when filing a rental dispute at the RDSC
- Tenants need it to renew their UAE residence visa
- It is required for DEWA (water and electricity) connections
- It establishes the official tenancy terms — rent amount, contract dates — that are referenced in all legal proceedings
- It records the rental history of a property in the RERA system
When Ejari goes wrong — whether through non-registration, expiry, incorrect cancellation, or disputed terms — the consequences ripple through everything else. Rental dispute cases get rejected. Tenants get notice issues. Enforcement becomes complicated.
Common Ejari Disputes We Handle
Tenant Refusing to Participate in Registration
In Dubai, the landlord has the primary responsibility to register the tenancy on Ejari. A tenant’s signature is not required for registration — you register using the tenancy contract, title deed, and your Emirates ID or company documents. However, some tenants attempt to interfere with or obstruct registration for tactical reasons (particularly if they are trying to avoid a rent increase or if they want to dispute the tenancy terms later).

Ejari Expired Mid-Tenancy
If a tenancy automatically renewed but Ejari was not updated, the certificate appears expired even though the tenancy continues. This is a documentation issue rather than a tenancy issue, but it needs to be resolved before filing at the RDC. Ejari renewal is typically straightforward but requires the current contract (even if in renewal by operation of law) and the updated documentation.
Incorrectly Registered Rent Amount
If the Ejari shows a different rent amount from what is actually being paid — whether through error or because a side agreement exists — this discrepancy can become an issue in rent increase disputes. The RERA Rent Index calculates permitted increases based on the registered rent. If the registered rent is lower than actual rent, this can affect your increase rights.
Ejari Cancellation Disputes
When a tenancy ends (or is supposed to end), the Ejari should be cancelled by mutual agreement. If a tenant cancels Ejari prematurely — before the actual lease end date — this can affect the landlord’s ability to claim unpaid rent for the remaining period. Conversely, if a landlord refuses to cancel Ejari after a tenancy has legitimately ended, the tenant may face visa and service difficulties.
Properties Registered Without Ejari (Legacy Tenancies)
Some older properties in Dubai have tenancies that predate mandatory Ejari registration or were never properly registered. These situations require careful handling when a dispute arises — we navigate the documentation gaps to present the strongest possible case at the RDC.
Ejari and the RDC — What the Court Requires
When you file a rental dispute case at the RDSC, you will be required to provide your Ejari certificate as part of the documentation package. The court uses it to verify:
- That you are the registered landlord
- The official rent amount and lease dates
- That the tenancy was legally registered

How to Register or Renew Ejari in Dubai
Ejari registration can be done online through the Dubai REST app or the Ejari website, or in person at RERA service centres. You will need: the tenancy contract, title deed, the landlord’s Emirates ID or trade licence, and the tenant’s Emirates ID. Once registered, the certificate is issued digitally.
